We get asked frequently if we can Register you with Rent Smart Wales. Unfortunately, as an Agent, we, nor anyone else (except for an Attorney or Executor) are permitted to undertake the Registration on behalf of a Landlord.

Registration is a mandatory requirement for all Landlords owning a rental property in Wales to register with Rent Smart Wales, to provide their personal details and information about their rental properties.

Registration is a non-negotiable legal requisite to maintain transparency and uphold standards within the private rented sector.

How to Register

1. Open the link to the Rent Smart Website: https://rentsmart.gov.wales/en/landlord/landlord-registration/

2. Follow the online process to register, filling in the necessary information about yourself and your rental property

3. Link your Registration to Adre Properties whom you have appointed to act as your Managing Agent: Adre Properties Limited Rent Smart Wales: Licence Number: #LR-69126-27932

4. Pay the Registration Fee (a debit or credit card will be required) : New Landlord Registration Fee: £45

Including the following key benefits:

  • £100,000 Legal Expenses any one claim for Property Owners Legal Disputes; Legal cover for any breach of the tenancy; Repair and Renovation Disputes; Health & Safety Prosecutions; Resident Eviction; Tax investigations

This is available under our policy to owners for just £14.95 per month. It includes our time to support any claim, e.g. liaising with solicitors, preparing papers and statements, attendance at court etc., which is charged at £55 per hour where you do not have cover under our policy.

This policy is only available where we manage the property.

A Guide to Preparing Your Property for Letting with Adre Properties.

  • Book a FREE Consultation
  • Let Adre Properties assess your property/portfolio compliance, determine if registration or licensing is needed (e.g., HMO), and recommend management services, including Rent Protection Insurance.
  • Check Management and Insurer Requirements.
  • Contact your insurer (buildings and contents) for details of their requirements.
  • is the rental Furnished or Unfurnished?
  • Decide on furnishing and ensure all furnishings meet fire safety regulations.
  • Ensure Property meets the 29 hazard safety requirements. Under the Housing Health and Safety Rating System (HHSRS).
  • Adre Properties will guide you on mandatory safety checks (gas, electrical, legionella, asbestos) and compliance with the 29 HHSRS hazards. - Verify smoke alarms (interconnected and wired) and carbon monoxide alarms are correctly installed and functional.
  • Address Repairs and Presentation.
  • Fix any disrepair before letting.
  • Adre Properties can arrange cleaning and presentation services.
  • Garden Maintenance
  • Consider if tenants can reasonably maintain the garden. Adre Properties can advise or arrange a gardening service if necessary.
  • Prepare for Tenancy
  • Provide three sets of keys (one for Adre Properties, two for tenants). - If moving abroad, apply for a tax exemption certificate for rent payments.
